Hale O Piʻikea Phase II

With an allocation of Low-Income Housing Tax Credits, Rental Housing Revolving Funds, and Hula Mae Multi-Family Bonds, in addition to a grant from the County of Maui's Affordable Housing Program, this second phase of the Hale O Piʻikea affordable and mixed-use development will begin construction in the third quarter of 2023.  A total of 97 affordable units will be constructed on the northern part of the parcel facing Piʻikea Avenue in Kihei, Maui. These units will serve as long-term rentals for the independent kupuna in South Maui and will provide a strong community environment promoting health, longevity, and sustainability.  

ʻIkenākea recently finished a 105-unit kupuna affordable apartment building in Honolulu, HI called Hale Makana O Moʻiliʻili and has extensive experience producing affordable housing for independent kupuna elsewhere. The County and State support for ʻIkenākea's development of this type of housing, has also been reciprocated in the surrounding community. The Hale O Piʻikea II project has been placed as a tier 1 priority project in the County of Maui's Affordable Housing Plan to help reach the goal of building 5,000 affordable homes in five years.

The building will consist of studios and one-bedrooms with high-quality appliances and finishes. The units will be affordable to kupunas (55 and older) that earn 60% of the Area Median Income (AMI) or less.  In addition to paying low rent, there will be a community resource center to engage the residents with social services provided at no cost to the tenant. These services include health and wellness courses, financial literacy, recreational and social activities, and computer skills. The development will also have a community garden, commercial retail on the ground floor, and a small kitchen/community area. 

 

This highly anticipated project will provide much needed affordable housing to the local kupuna community that also provides excellent walkability, easily accessible transportation, and a well-organized development focused on clean energy.  The project will be LEED Gold and will achieve environmentally sustainable building practices throughout. This project will also be mixed-use, which will allow residents to enjoy the convenience of shopping where they live.
